After deciding your requirements, visit MahaRERA website and use the project search page to locate and choose your preferred unit from registered project.

Step 1- Project Search on MahaRERA Website

  • Find Registered project as per your requirements on MahaRERA website

Step 2- Click on “View Details” to know the details of the registered project.

After deciding on the ideal unit, it's time to research about the property. Collect information on the legal title certificate, draft allotment letter and model form of agreement, litigations, encumbrances related to property (financial and legal), amenities offered to units, buildings, projects, common areas, and facilities. Additionally, confirm that the neighbourhood has all the facilities you need, including public transportation, shops, schools, and other infrastructure. Also check various orders and circulars issued by MahaRERA from time to time.

Following are some major key points to know before entering into agreement.

  • Homebuyers are advised to carefully go through all terms and conditions mentioned in the agreement to ensure that marketed/advertised services and utilities are incorporated in the agreement.
  • Compare copy of agreement shared by promoter with the draft of agreement for sale uploaded by MahaRERA on its website.
  • Go through the deviation report uploaded on the website to know more about modifications made in the model agreement for sale.
  • Make sure project details such as survey/plot/CTS numbers, address of the project, unit no, carpet area, possession date etc. are correctly mentioned in the agreement.

After Execution of agreement for sale

Track physical progress of execution of the project work-

Make payments as per the payment slab specified in the agreement after verifying the project progress.

Other important aspects

  • Check complaint details filed against the project.
  • Keep monitoring your project progress by doing site visits at regular intervals.

Possession stage

Before taking the possession of your units check following documents.

Following are several important parameters and documentations that must be considered.

  • Occupancy certificate (OC) Status:
    • Check uploaded Occupancy certificate (OC) on MahaRERA website that covers your unit.
  • Architect’s Completion Certificate- Form 4-
  • Amenities
  • Internal Work- Check internal work, fixtures/fittings/amenities that is carried out as per the specification and approved plans.
